OPERATIONS/PROFIT ASSESSMENT

Letโ€™s face itโ€ฆ the bottom line in any business is, letโ€™s just say, the bottom line. Profitability and managing your margins can be elusive in some organizations or in individual assets; and itโ€™s often difficult for some managers to put their finger on what exactly is the real culprit or issue. They can be doing many things absolutely right, but as in any complex recipe it only takes one or two missing ingredients to ruin the whole dish.

Take the following operational assessment to find out how to make your profitability more โ€œappetizingโ€.


BEGIN ASSESSMENT

<strong>1. </strong>Do you currently measure employee engagement (which is very different than employee satisfaction) and have specific, ongoing plans in place to continually improve it? <em>(Itโ€™s been determined that an engaged employee will achieve 38% higher results in productivity, 27% higher results in profitability and is 50% more likely to not voluntarily leave your organization than employees who are not engaged.)</em>
<strong>2.</strong> Do you utilize specific labor standards (for every position), customized for your specific hotel(s), based on its unique value proposition and physical characteristics? <em>(Many hotels benchmark against and base budgeting on past historical trends that may or may not be ideal or efficient.)</em>
<strong>3.</strong> In light of recent events, you may be reopening part or your entire hotel. Do you have efficient and effective COVID 19 procedures in place for low-contact check-in/arrival, cost-effective cleaning and sanitation guidelines and have you adapted F&B operations appropriately to reduce risk, drive guest usage and increase department profitability?
<strong>4.</strong> Are you confident in the ability of your team to analyze guest service or online reputation issues and make needed improvements?
<strong>5.</strong> Do you have the proper systems and tools in place to assist your leadership team to consistently achieve their expected financial margins?
<strong>6.</strong> Does your team flawlessly execute company-directed programs, initiatives and goals to produce desired results?
<strong>7.</strong> Before extending an offer to a new recruit, do you utilize any resources that would increase the likelihood of them being successful in their new position?
<strong>8.</strong> Does your executive team excel in collaboration, communication, effective meetings, action planning, follow-through and sustained accountability? <em>(Shortcomings in any of these areas can sap productivity, morale, results and profitability from your organization.)</em>
<strong>9.</strong> Have you received any financial gain resulting from a recent Operational Audit conducted by a third party? <em>(Having a fresh set of eyes from an experienced third party may uncover opportunities your current team may not be aware of and can provide you with practical and actionable recommendations.)</em>
<strong>10</strong>. Have you recently utilized a Mystery Shopper service that possesses extensive experience in hotel operations? <em>(An operationally savvy mystery shopper can not only give feedback from a guest's perspective on service and product quality but can also point out operational opportunities to improve efficiency, suggest best practices and uncover the risk of potential theft or waste.)</em>
<strong>13</strong>. Does your team have written, individualized, practical and executable emergency preparedness procedures in place which include a viable Manager-on-Duty program that associates have been trained to use?
<strong>14.</strong> Do you have written standardized wage guidelines along with guidelines for performance reviews, merit increases and in-market wage surveys for each hotel?
<strong>15.</strong> Do you have a detailed 1-year and ongoing 5-year Cap Ex program (budgeting and tracking) to be certain you are allocating resources to projects which have the best ROI, maintain/protect the asset, addresses pressing life-safety issues, brand requirements and upcoming technology needs?<em>(This would include programs and tracking for any property improvement plans (PIPs) or Quality Assurance (QA) improvement planners.)</em>
